A realtor closing gift is the last thing a client remembers about the transaction, and most of them are gone within a week.
The standard options are consumed. A bottle is drunk, a hamper is eaten, a gift card is spent and forgotten by the time the statement arrives. None of that is ungenerous. It just means that six months later, when somebody at a dinner asks who they used, there is nothing in the room to prompt the answer.
That is the part worth being clear-eyed about. A realtor closing gift is a kindness, and it is also the cheapest referral marketing available to an agent.
Its job is to still be visible in the house a year later. That single requirement rules out most of what gets bought.
The three things that decide whether a realtor closing gift works
Timing. Closing day is the worst possible moment. They are exhausted, surrounded by boxes, and holding a set of keys they have not used yet. Anything handed over then competes with a van. The gifts that land arrive two to six weeks later, once the house is roughly straight and the attention has come back.
Specificity. It has to be about this house or these people. A generic new-home object is pleasant and interchangeable, and it does not carry your name with it.
Restraint about branding. Your logo on the gift converts it into an advertisement, and people do not hang advertisements. There is a way to handle this and it is not the mug. See below.
Nine realtor closing gift ideas, by budget
1. A portrait of the house they just bought
The strongest version of specificity available, because there is exactly one of these in the world and it is about the transaction you just completed together.
You already have what it needs. The listing photographs are on your own system, and the best exterior shot from the listing is usually a better source than anything the client will take themselves in their first month.
We paint it in watercolor from that photograph and letter the address underneath in script at no extra cost. A watercolor of the house they just bought hangs in the hall of a house whose owner remembers exactly who gave it to them. The artwork is painted digitally from the photograph and then printed. We do not call it hand-painted, because it is not.
2. The house number, made properly
Cast brass or good enamel, in the style the house wants rather than the style the hardware store stocks.
It is fixed to the front of the building, which means it is the most-seen object on this list. It also solves a job every new owner discovers in week three and postpones for a year.
3. A local guide that is actually local
Not the tourist one. The list you would give a friend: the good coffee, the reliable plumber, the bin collection day, the bar worth walking to, which supermarket delivery slot is survivable.
This costs nothing to produce and it is consistently the gift clients mention. It also demonstrates the thing you are actually selling, which is knowing the area.
4. The first year of something
A magazine, a produce box, a coffee subscription, the local paper. Twelve arrivals rather than one.
The advantage is repetition. A single gift is remembered once; a subscription reminds them monthly, and the renewal notice at the end of the year arrives with your name attached.
5. A trade they will need in month two
A chimney sweep, a gutter clear, a locksmith visit to rekey the locks, a furnace service.
Unromantic and genuinely valuable. For an older property this is often the most useful thing anybody gives them, and it is the entry that most clearly says you know houses.
6. Their keys, kept properly
A good leather fob, or a small frame for the original set once the spares are cut.
Cheap, specific, used daily. It works best where the house has a history worth marking.
7. Something for the move itself
A crate of decent packing materials, a cleaner for the day before, a locksmith for the day after.
This one breaks the timing rule on purpose. It is the exception because it is useful precisely when everything else is noise.
8. A meal on the first night
Delivered, not a voucher. The evening the boxes arrive is the one where nobody has found the pans.
Arrange it for the actual date rather than handing over a card, because a card becomes another thing to remember.
9. The plant that survives
An olive, a rubber plant, something that forgives a month of neglect during a move.
Avoid anything that needs attention in the first six weeks. A dead gift is worse than no gift and they will feel responsible for it.
The branding question
Do not put your logo on the gift. Put it on the card.
The gift stays because it is beautiful or useful; the card carries your details and lives in a drawer, which is exactly where a phone number should live. Clients who want to refer you will go and find it.
If you want the association without the advertisement, the caption is the place. On a house portrait the script band underneath carries the address and the year they moved in, which is about them. Your name belongs on the back of the frame, handwritten.
What this costs, and when to send it
Set a percentage of commission rather than a flat figure and it scales without a decision each time. Most agents who do this well land somewhere between a tenth and half a percent, and the gift is chosen against that rather than against a shelf.
Send at four to six weeks. Long enough that the house is straight, early enough that you are still the person who sold it to them.

One practical note on the photograph: the listing shot taken from across the street works better than one taken from the front path, for reasons what makes a photograph work sets out.
